All members are hereby informed that a General Body Meeting of the Association will be held as per the following details:

Agenda of the Meeting

  1. Review of actions taken on the previous GBM demand regarding the permanent closure of Spa Centres in GCC.
  2. Special invitation and discussion with owners who have given their shops/offices for running Spa Centres in GCC.
  3. Discussion regarding stopping payment of maintenance charges if Spa Centres continue to operate beyond 13 June 2026.
  4. Discussion regarding restrictions imposed by the facility management on installation of owners' own AC units when the DX system is not opted for, and concerns over indirect pressure being created to compel owners to choose only the DX system.
  5. Discussion regarding poor cooling performance and inadequate air-conditioning system in offices and shops.
  6. Discussion regarding cleanliness and hygiene issues in corridors and common areas, including:
    • Garbage being regularly kept outside studios/offices.
    • Immediate reporting mechanism by housekeeping and security staff.
    • Strict action against occupants violating cleanliness norms.
    • Proposal for temporary disconnection of electricity supply in case of repeated violations or unhygienic conditions.
  7. Discussion with Maintenance Head Mr. Yogesh Mishra and Security Department regarding stricter enforcement of cleanliness and waste disposal rules on the GBM day itself.
  8. Discussion regarding stopping unauthorized pamphlet marketing inside GCC premises and directing security staff to monitor and prevent littering caused by pamphlet distribution activities.
  9. Discussion regarding guest entry experience, visitor management, and security conduct at GCC, including concerns related to:
    • Continuous presence of bouncers at entry points.
    • Rude or aggressive verification procedures.
    • Ensuring that verification of female guests is conducted only by female security staff for maintaining dignity and comfort.
  10. Discussion regarding merger of shops/studios for pooled space leasing and related operational concerns.
  11. Discussion and clarification regarding the Builder's revised transfer charges notification, with demand that transfer charges for sale/transfer of any studio, office, or shop should be restricted to a maximum of Rs. 25,000 as per Agreement of Sale provisions.
  12. Discussion regarding lift operations and compliance with Agreement of Sale commitments, wherein lift specifications clearly state that all lifts shall cater to all floors.
  13. Discussion regarding free parking facility in GCC.

All members are requested to attend the meeting and share their views on these important matters concerning the environment, facilities, operations, and reputation of GCC.
